What Is Your Property Manager Doing For You Over The Holiday Season?

The holidays can sneak up on you quicker than you can say Candy Cane Crunch! So what do Landlords, Tenants and Property Managers need to consider in lead up to the holidays?

An experienced property manager knows they will be busy in lead up to the holidays collecting rent, organising repairs, and filling tenancies like usual, but will also be forward thinking in preparing for tenants and landlords to go away on holidays and prepare for office closure.

Tenants and Landlords should advise their Property Manager of dates they are going away in advance for contact and security purposes. It would be best to also provide an emergency contact number for where you are going. This would only be used if urgent emergency related repairs need to be made for the safety of the tenants or in case of burglary or damage to the property.

At Aura Rental Management we have put systems in place for ensuring that everyone is prepared before the holiday period and any issues are minimised because of this. Tenants are communicated with about office closure dates and advised that rent payments will still be receipted and monitored.

Given thieves have been known to take advantage of the holiday season and empty looking homes, it is advised that locks and alarms are kept in good repair or installed before the property is left vacant.

At Aura Rental Management, we check any vacant properties prior to Christmas to ensure they are securely locked, bins are away and the letterbox is empty to minimise signs of an empty property.

 

The Christmas dishes are piled high but the dishwasher isn’t working!

A good property manager will know which trade service companies are available in case of emergency repairs during the holiday period.

We have recently updated our list of trades who are available and our agency has them ready should any emergency repairs arise.

We also send a courtesy reminder to our tenants outlining what is considered an emergency repair according to their tenancy agreement. – A heads up, dishwasher repairs are not considered an emergency. So best to get the kids to wash up if you can!

Our office will be closed from 5pm Friday 21st December to 9am Wednesday 2nd January. While the office will be closed, we are still holding viewings for advertised properties. You’d be surprised how many potential tenants are still looking for houses over the holiday period!

Most importantly we want to make sure our landlords and tenants enjoy the holiday season. We encourage you to have a break, enjoy spending time with family and friends and eat lots of good food!
