Finding Good Tenants, Fast! – A Property Management Case Study Comparison

You may wonder what the average work day may look like for a property manager. Maybe you envision us jumping from property inspections and juggling keys all day long. Or maybe you’ve been stung by having a bad property manager (in which case you should call me  to switch) and think all we do is sit and talk with our colleagues about MAFS letting your call #27 go straight to voicemail.

I can assure you that I am always busy for my clients and if I’m honest, maybe 5% chatting with the girls about the latest reality tv show. But I’m great at multitasking!

That aside, I wanted to let you know about something I noticed the other week in relation to finding good tenants fast.

It’s not the first time this has happened by any means and so I thought it might just be worthwhile sharing with you if you’re interested.

It was a Saturday morning and I was on my way to an open home, when I passed another open home run by a local competitor. There were at least 10 groups of people waiting to view the property. At my inspection there were 3.

This got me wondering why the big difference?

So I did a comparison.

Both properties were 3 bedrooms, 2 bathrooms, single garage type homes, in close vicinity and age. My property did have a slight advantage with greenery views but other than that there were no additional features.

After a handful of private viewings, I successfully secured an excellent tenant that I was really happy with… with only 8 days on the market!!

Plus for $60 per week more rent than my competitors property! That’s $3,120 more a year added to my client’s investment.

And that’s not all, at the time of writing this blog the competitors investment property is still untenanted. If you’re a landlord you know what that means to your bottom dollar.

Other than a boost to my ego this experience and the others like it reinforce one thing.

When you find a system that works, keep at it!

Throughout my years working in property management I have seen and tried many approaches to finding good tenants fast, and properly helping landlords with their investment properties – by actually treating them as investments.

I am happy to say that through this experience and by not being afraid to do things differently and quite frankly kick butt, I have found a system that works.

I know my market. I know how to find a good tenant with quality marketing. Our methods have proven results time after time.

What does all this mean for you as a landlord?

Good property management isn’t something just anyone can do. It takes practice, dedication and the right mindset. So choose wisely and don’t be afraid to make the switch if you find you’ve got a manager who is letting you down.
